  1st Week of

  January:

Annual personal property statements mailed to businesses.

January 30:

Annual personal property statements due. (Form L-4143)

February 20:
Personal Property Exemption due. (Form -5076)

February 17:

Previous year’s winter taxes due without penalty.

State deadline for filing annual personal property statements

4th week of

February/

1st week of March

Annual assessment change notices mailed

1st week of March:

Organizational Board of Review meeting – first Tuesday following the first Monday in March.

3rd week of March:

Board of Review meets to hear property owners appeal their current values or property classifications.  When the Board adjourns, it certifies the assessment roll, setting the values for the current years. Summer and winter tax rolls.   Third Tuesday following the first Monday in March.

May 1:

Deadline for filing principal residence exemption affidavits (must own and occupy as residence on May 1 to be eligible.

May 1:
Deadline for filing Farmland Exemption Affidavit (Form 2599) with local assessor if the property is NOT classified agricultural or if the assessor asks an owner to file it to determine whether the property includes structures that are not exempt
May 1:
Deadline for filing a Principal Residence Exemption (PRE) Active Duty Military Affidavit to allow military personnel to retain a PRE for up to three years if they rent or lease their principal residence while away on active duty.

June 1:

Deadline for filing commercial, industrial and utility real and personal property appeals with the Michigan Tax Tribunal.

June 1:
Deadline for filing Principal Residence Exemption Affidavits (Form 2368) for exemption from the 18-mill school operating tax to qualify for a PRE for the summer tax levy.

Deadline for filing the initial request (first year) of a Conditional Rescission of Principal Residence Exemption (PRE) (Form 4640) for the summer tax levy.

Deadline for filing for Foreclosure Entity Conditional Rescission of a PRE (Form 4983) to qualify for the summer tax levy.

Deadline for notifying pretesting taxpayers in writing of Board of Review Action (by first Monday in June).

June 30:

Deadline for filing classification appeal with the State Tax Commission (must first appeal to the local Board of Review in March)

July 1:

City & School taxes shall be due on the first day of July of the year when levied.

July 21:

(Tuesday following 3rd Monday in July)

July board of Review meets to correct clerical errors, mutual mistakes, homesteads and poverty exemptions as verified by the Assessor.

July 31:           

Deadline for filing residential and agricultural real property appeals to the Michigan Tax Tribunal (must first appeal to local Board of Review in March)

September 15:

Current year’s summer taxes due without penalty.

December 1:

All remaining taxes shall be due on the first day of December of the year when levied.

December 15:

(Tuesday following the 2nd Monday in December)

December Board of Review meets to correct clerical errors mutual mistakes, homesteads, and poverty exemptions as verified by the Assessor

December 31:

The status of a property on “tax day” determines the following year’s values and taxes.

December 31:

Conditional Rescission of principal Residence Exemption (PRE) (form 4640)  Deadline for an owner that had claimed a conditional rescission of a Principal Residence Exemption to verify to the assessor that the property still meets the requirements for the conditional rescission through a second and third year annual verification
